Re: Inspection of 17 Rimu Road

I personally inspected 17 Rimu Road on Monday 16th as I was not invited to accompany Leanne on Sunday

 

The first thing I noticed when I walked in the house was that they have been smoking inside.

It absolutely stunk of cigarette smoke

This was confirmed by 2 cigarette butts inside and lots more outside the kitchen window.

 

When I checked the cooker it was obvious that it had been used because when I lifted the lid it was filthy. I kept that part spotlessly clean because of the small hole under one element.

 

The broken window in the dining room was obvious...as was the water damage around it.

This indicates that it has been broken for some time but not reported.

 

What was not obvious until I opened the door was the fact that the tenant has removed the shelves and back of the dining room cupboards. This has left a hole in the wall right through to the kitchen!  I was shocked to see that the tenants had taken it upon themselves to carry out structural modifications without my consent…….

 

In the hall the smoke detector was missing it’s cover and battery. Obviously these had been removed so people could smoke in the house. I can not find the cover so will have to replace the whole unit.

 

In the hall outside the kitchen the carpet had grease and dirt deeply embedded into it. I had personally cleaned the carpets just before the tenant moved in.

 

Moving outside, I discovered that the fountain had been broken. The fountain head had been smashed and internal parts missing.

This was extremely upsetting as the fountain was valuable to me and an integral part of the house character.

 

The dogs have scratched the back door severely and the tenant has driven nails through from the inside, splitting the door.

 

The matching padlock set for the back gates were missing.

 

The matching padlock set for the garage were also missing and the runners for the garage door

were so badly bent it was almost impossible to close.

 

The strap lock supplied for the front gate was also missing.

 

It looked like they have never put the recycle bin out since they have been there.

 

I note that there is a bed in the sleep out.

I had a good look at the office and sleep out......it is dry.

There is some small, old water damage in the office but no leaks. This was after particularly heavy rain as well.

Of great concern though, is the fact that the carpet and floor has been up-lifted without consent. Some of the carpet is missing, leaving insufficient to put it back.

Also the actual sleep out room is perfectly dry and has never leaked. It was re-gibbed, the floor waterproofed and lined and re-carpeted only months before the tenant moved in.

In light of the tenants claims that the sleep out could not be lived in I should note that there was a double bed in the sleep out.

Also, under the carpet in the office I found a WINZ document in the name of  Craig Brennan Cullen stating 17 Rimu Toad as the residential address!

  

I am appalled at the amount of damage this tenant has done to my property in two and a half months while paying no bond or rent.

I am also disappointed that the court did not evict her instantly instead of letting her cause more damage.

The rent from this property is my sole income, WINZ will not pay me any invalid benefit while there is potential income. Therefore I have had nothing to live on except emergency handouts since the beginning of December when this tenant fraudulently gained possession of my house.

The has no bond and no rent payments. I made it very clear that, until she rectifies both, she is in breach of her tenancy agreement and that I would not consider any improvements or changes until she rectified this breach. Also, she was in breech for having more than one dog, and for carrying out structural work without consent.

As the matter stands, she has still paid no rent so is still in no legal position to make any demands.

I also wish to bring the matter of fraudulently cancelling the bond once she had possession to the attention of the police
